is now Portland's Award Winning, Most Talked About, Well-Kept Secret! We are honored to be featured in a
recent issue of Portland Spaces magazine. Located in Portland's historic Irvington
district and offering all the stress-free comforts of home, The Kinley Manor Coach House is a bright, spacious, furnished,
two-level guest home that serves as a great retreat for business people or as a place for travelers interested in extended
stay lodging. Treat yourself or your loved ones to a relaxing "organically urban" private space which provides so
much more than a hotel. We are centrally located one block off NE Broadway...one of Portland's most popular
main streets. We are one block from Safeway (which also features a pharmacy and a Starbucks), and the neighborhood post office.
The Lloyd Center (Portland's oldest and biggest shopping mall), several ATMs, a number of major banks, some of Portland's
most popular restaurants and the area's largest concentration of movie theaters are also near by.

We offer:
A master loft bedroom, with a queen-size bed, office area, closet space, a DVD player and 70 channels of cable TV.
The living room below features a full sized, super comfortable
futon sofa bed, a ceiling fan, gas fireplace, a flat screen television, a VCR, a CD and a DVD player.
A fully equipped kitchen and a washer and dryer in the lower level for your use.
WiFi Internet access, local and long distance phone calls are all free. Linens and towels are provided.

Bringing a car?
On-street parking is available but we recommend garage rental for an extra charge. Driving from the Coach House to downtown
takes less than 5 minutes; PSU about 10 minutes; OHSU about 15 minutes; and Portland International Airport (PDX) about 20
minutes. The Kinley Manor Coach House can also serve as your home base and gateway to The Columbia Gorge, Multnomah Falls,
Mt. Hood and the Oregon Coast.
No
car? The Coach House is very close to major Tri-Met bus lines and blocks from the Lloyd Center light rail Max station, which
is also located within the downtown Fareless Square area. You can walk or take a free short light rail ride to The Rose Quarter,
the Coliseum and the Portland Convention Center.

The
rate for rental (based on a one person and/or double occupancy) is:
* $120 daily rate for 6 days or less.
* $110 weekly
rate for 7 days or more. * $99 per day for stays of 1 month or more.
$15 per extra occupants per night. 12.5% lodging tax applies.
Terms: $200 deposit required. Liberal check-in and check-out policies, depending on scheduling. The Kinley Manor is
a smoke-free environment. No partiers or pets allowed. Refund policy: Month or more notice: $50 cancellation fee. Two weeks
to a month: %50 of deposit refunded; less than two weeks—no refund.

Rare Guests That Rupert Never Met

Thanks so much for the sweet oasis. Everything was even more than
we had hoped for. We will be visiting my daughter regularly—and we have a haven to stay in. Rupert, sorry we didn't

A Mom Shows Her Daughter Where Daughter Was Born
7/21/09 Scott and Rupert, It's been 19 years since we moved from Portland—so I finally got the chance
to show my daughter where she was born. We had a great time, ran pretty hard hard during the day, then had such a great place
to "crash"! Your place was comfortable, cozy, perfectly equipped and so beautifully decorated. Loved it. Thank you
for the hospitality. I loved the phone conversations. You guys are a hoot! Scott—sorry we didn't get a chance to meet.

Couple From Oakland Enjoyed Multinomah Falls
7/19/09 Dear Rupert and Scott, Thank you for sharing your lovely coach house. THis place is beautifully decorated,
comfortable and feels like home (albeit for a short while for us). We enjoyed Portland, we've seen the Multinomah Falls
(went to the top and found a secluded spot to enjoy the water—such a treat!). We hope to enjoy Portland once again

They Cancelled Downtown Hotel Reservation to Stay at the Manor!
7/17/09 Dear Rupert and Scott, Thanks so much from the visitors that chose your VBRO (Vacation Rental
By Owner) over a downtown hotel. We loved staying in the neighborhood and enjoyed patronizing the eateries, bars and shops
along Broadway. Because we enjoy a good cup of coffee, we want to recommend Cafe Darte on 15th Ave. just a block south of
Broadway. Our travels to the Pearl District took us to a great Farmer's Market and a couple of breweries for excellent beer
and food at Happy Hour. We found the public transportation easy to maneuver and convenient to the coach house. Basically we
ate well, slept well and enjoyed our first trip to Portland. WE hope to visit again—until then peace and love and take

In Town for a Convention Close By...
7/13/09 Rupert and Scott, Thank you so much for everything. This was the perfect place to stay for the weekend.
I would like to stay longer so when we book for next year I will plan for extra time. It was so nice to be able to"come
home" after spending/working all day at the event. It is the perfect location—close to transportation, shopping,
entertainment and just a short bit from downtown—yet just far enough removed for peace and relaxation—PERFECT!

Epic Stay!
7/3/09 Day 1: All day at Powell's Books. Easy to get to and easy back—even in rush hour! We love this
place! Day 2: Visiting relatives—only got lost twice. Chinese Garden—an oasis in mid-city—a
must see along w/Japanese Garden. Paula's cousin (works at) Chinese Garden, so we got personalized tour. Fantastic and beuatiful. Day
3: Hanging around "home" today. Lloyd Center Oregon Store for gifts and blackberry jam!! and, of course, marrionberry
jam. Great food tip—Roseanne's in Ocean City—marrionberry cobler w/ice cream—wow!!! Day 4:
Downtown to the Craft's Museum, Powell's (again) and whatever. Home to Bismark on Amtrak@ 4:45pm. Rupert and Scott—love
this place. The longer we stayed the more comfortable it got. Hopefully we'll be able to come back someday soon! Thanks. We

They Loved the Dolphins in the Bathroom...
6/25/09 Thank you for hosting us while in Portland. With small children, it was so nice to have a "home"
instead of a hotel. Very cozy and we enjoyed the details—especially the dolphins in the bathroom! Thank you for the
time and the advice you offered us upon arrival at the coach house. It was convenient and allowed us a taste od what it's

The Lewis & Clark Graduation Stay
May 11th, 2009 My wife and I were here for her daughter's graduation from Lewis & Clark—we had a hectic
four days, but the coach house was a wonderful refuge...a great place to recharge the batteries between events. The next time
we come up, I hope to have more time to explore the neighborhood (although we did make it to Milos City Cafe—excellent).
The coach house was also a good spot for my wife and her other daughter to make gallons of fruit salad for a graduation party

A Great Place for a Surprise Birthday Get-Away!

I am so grateful that I found this space for my husband's surprise birthday get-away. It has been
perfect for us. We loved the privacy—perfect for sleeping in and letting the rest of the day go by. WE also loved the
convenience. We caught the Max train to get to a lecture at the Snitzer and again to Powell's Bookstore and to the Living
Room Movie Theater and again to visit the Saturday Market. We enjoyed exploring Irvington on foot and found some great restaurants
on Broadway.
We frequently have done these short getaways, but this may be our best experience ever! Love the ambiance
of the coach house...the architecture, the tasteful decor and the attention to detail. We would love to come back some day.
