recent issue of Portland Spaces magazine. Located in Portland's historic Irvington
district and offering all the stress-free comforts of home, The Kinley Manor Coach House is a bright, spacious, furnished,
two-level guest home that serves as a great retreat for business people or as a place for travelers interested in extended
stay lodging. Treat yourself or your loved ones to a relaxing "organically urban" private space which provides so
much more than a hotel. We are centrally located one block off NE Broadway...one of Portland's most popular
main streets. We are one block from Safeway (which also features a pharmacy and a Starbucks), and the neighborhood post office.
The Lloyd Center (Portland's oldest and biggest shopping mall), several ATMs, a number of major banks, some of Portland's
most popular restaurants and the area's largest concentration of movie theaters are also near by.

We offer:
A master loft bedroom, with a queen-size bed, office area, closet space, a DVD player and 70 channels of cable TV.
The living room below features a full sized, super comfortable
futon sofa bed, a ceiling fan, gas fireplace, a flat screen television, a VCR, a CD and a DVD player.
A fully equipped kitchen and a washer and dryer in the lower level for your use.
WiFi Internet access, local and long distance phone calls are all free. Linens and towels are provided.

Bringing a car?
On-street parking is available but we recommend garage rental for an extra charge. Driving from the Coach House to downtown
takes less than 5 minutes; PSU about 10 minutes; OHSU about 15 minutes; and Portland International Airport (PDX) about 20
minutes. The Kinley Manor Coach House can also serve as your home base and gateway to The Columbia Gorge, Multnomah Falls,
Mt. Hood and the Oregon Coast.
No
car? The Coach House is very close to major Tri-Met bus lines and blocks from the Lloyd Center light rail Max station, which
is also located within the downtown Fareless Square area. You can walk or take a free short light rail ride to The Rose Quarter,
the Coliseum and the Portland Convention Center.

The
rate for rental (based on a one person and/or double occupancy) is:
* $120 daily rate for 6 days or less.
* $110 weekly
rate for 7 days or more. * $99 per day for stays of 1 month or more.
$15 per extra occupants per night. 12.5% lodging tax applies.
Terms: $200 deposit required. Liberal check-in and check-out policies, depending on scheduling. The Kinley Manor is
a smoke-free environment. No partiers or pets allowed. Refund policy: Month or more notice: $50 cancellation fee. Two weeks
to a month: %50 of deposit refunded; less than two weeks—no refund.

Great Comments...
"What a wonderful place to welcome in the new year!" January 1, 2012 What a wonderful
place to welcome in the new year! We had already spent two weeks in the coach house and it felt like heading home for new
years! It was very special for us to spend the holidays with our daughter and family, and staying in such a wonderful, comfortable,
homey place made it even more special. We even hosted our traditional Christmas Eve dinner of crab, artichokes, and french
bread here! The coach house was very convenient to everything. All of our hopes it would be were satisfied, but best
of all it exceeded our greatest expectations! Everything we needed was here. We were greeted warmly. We definitely enjoyed
our stay and will highly recommend it to our friends and our daughter's friends who might need a place to stay. Happy

the coach house, and this time I did it right: I was here for a whole month! I got to really know the neighborhood, ate breakfast
and lunch at Milo's and frequented the Grand Central Bakery two or three times a week. My 4 1/2 year old granddaughter
brought her mother to visit me many days after school and as before, loved seeing me in "my house". I watched several
movies from your interesting DVD collection, saw two operas of the live in HD transmissions of the Met at the Regal Lloyd

Jan. 2011 Rupert and Scott, Thanks for another super visit. We were very cozy in the coach house which drove
away the dampness of serveral cloudy days. We had fun with our kids, drank lots of Portland beer, ate several good dinners
@ Little Bird and an excellent sushi place on Denver near Rosa Parks Ave. Not looking forward to flying back into the snow
